The Scenario

This project was undertaken for Assore, a South African-based mining company that appointed us to transform a 4,500 sqm, three-storey space in the heart of Winchester into their new UK headquarters. Throughout the project, the scope evolved to include additional work and high-end finishes, seamlessly blending existing architectural features with contemporary design elements.

The Process

The client’s brief was to create a homely, calming atmosphere in both cellular and communal spaces, incorporating high-quality finishes with subtle references to the company’s South African heritage. This project provided an exciting opportunity for us to showcase our creativity and introduce craftsmanship that we had not yet implemented in a commercial setting. We used textured wall finishes, flooring, and window dressings to add depth to a neutral, tranquil environment. The colour palette was carefully selected to complement existing wood finishes, stairwells, and doors, ensuring a cohesive blend of old and new.

The Work

Over the 16-week project, we worked with a variety of materials to introduce depth, texture, and a striking visual impact across all areas.

  • First Floor: Designed for team members regularly based in the HQ, this level features cellular offices with glass partitions to create privacy without isolation. A previously underutilised walkway was transformed into a welcoming seating zone.
  • Second Floor: Dedicated to executive offices, this level retained its existing structure while being revitalised with premium finishes. The result was two elegant offices showcasing impressive features such as wooden balconies, high ceilings, and halo lighting.
  • Third Floor: This space was divided between a generous boardroom and a flexible, multifunctional area incorporating a stylish kitchen, breakout zone, and three new cellular offices for hot-desking and adaptable working arrangements. The Boardroom capitalised on existing high ceilings and architectural lighting to create an inspiring setting for executive meetings and client engagements. The Breakout Area needed to be versatile, serving as a space for informal gatherings, relaxed collaboration, and formal board lunches. The design ensured a welcoming environment with ample room for movement and social interaction.

To enhance functionality, we installed a full audio and video intercom system with remote access, seamlessly integrated across all three floors. New flooring was laid throughout, using a combination of LVT and commercial carpet with luxury underlay – our first time implementing this approach in a commercial setting. This choice aligned perfectly with the client’s desire for a “home-from-home” ambience. Motorised blinds were installed in every window, selected in neutral tones with a perforated finish to optimise natural light while reducing glare. These also contributed an additional layer of texture to the space. All ceilings were retained but refreshed with a carefully chosen colour palette to modernise and brighten the interiors. Existing acoustic panels were repositioned for optimal performance and given a fresh coat of paint. The third-floor tea point underwent a complete refurbishment, featuring a custom-made breakfast bar, high-quality tiling, stylish worktops, and a modern sink.
